Project Investment Overview

Welcome to The Rushmore, a residential site condominium development consisting of 6 half-acre lots at exclusive 
9 Mile and Beck Road. This Novi five acre development project received final site plan approval from the City of 
Novi on April 26, 2006 and is ready for construction.  Approval was granted with no restrictions on removal of the 
existing structures on the property.  The entire project including all plans, building concepts, and sales 
information for potential lot buyers is being sold now for the wholesale price of $1.275 million.

This project is perfect for the Builder/Developer seeking to build six premium, luxury homes in the $800,000 to 
$1,200,000 plus price range on gorgeous half-acre lots.  Lots in nearby Bellagio on Beck Road sold for $340,000 
each and have now increased to $435,000. 

The site is naturally rolling with much established greenery and various trees and is located across from Autumn 
Park and neighbors Barclay Estates.  There are NO wetland restrictions, and there is only one tree on the site 
that is required to be protected.  Many existing trees will be unaffected by the construction plan helping to 
give the final development an established, natural look.  

The utilities are currently available at the front of the property, but two spec homes are now being built near the 
back of the property on Beck.  Because of that the utilities should be somewhat accessible near the back also.  
One water tap-in credit is being granted by Novi due to the existing home on the property.  Five tap-ins will be 
needed for the six new homes.  Estimates for construction of the road, utilities, etc. are $315,000.  Four lots are 
premium due to expected walkouts (on two) and wooded areas behind two more.  

There are no known development issues, and the entire project is being sold as is with the purchaser accepting 
all development responsibility henceforth.  To allow for more options, the lots have not been filed with Oakland 
County yet, and this is being left to the purchaser to complete.  The 5 acre parcel could also be used for a school 
or a large, single luxury estate. There are reduced rates available for removal of the barn and the house due to the 
historic lumber content of each.  The removal of the garage will be left to the purchaser.  (Integrating select old 
beams and fixtures could be used to give a touch of history to each new home.)

Complete environmental analysis and soil borings were recently completed by a purchaser and found to be 
satisfactory.  They cancelled their purchase on February 27, 2007 when their funding source delayed their project 
of building a school for a year.
